Strategically located near the edge of the Aktio peninsula and adjacent to the entrance to the undersea tunnel to Preveza, Aktio Land owns and manages a large plot of land that spans from the Ionian coast to the gulf of Amvrakikos. 

The plot has traditionally been used as agricultural land.  Its fertile ground and the favourable climatic condition of the region have made this a key resource for the local farming industry.

Aktio is quickly becoming an investment hub.  Its strategic positioning close to tourist hotspots, proximity to some key ports and airports and its overall landscape have increased the business activity taking place on its soil exponentially.  For us this has been a development which comes with both significant opportunities, and some potential threats.

Although farming remains a key activity in the region and aktio land's stakeholders, new investments have been attracted to the area.  Its location on the edge of the popular Ionian Sea and its proximity to popular islands such as Lefkas, Kefalonia, and Ithaca, have made Aktio a key location for several tourism related businesses, such as marinas, yacht hire, maintenance, and storage.

We created this site for those that are developing their businesses in the region and are looking for land to lease.

Airport

One of the most prominent and well publicised developments has been the purchase of the local Airport (coded PVK) by Fraport.  This has been the result of much debate about how public and private collaborations can work in Greece and Europe more broadly.  The end result is that the company that operates the likes of Germany’ Frankfurt and China’s Xi'an airports is also operating Aktio International airport.

Although relatively small when compared to some of its competitors, PVK has been growing very rapidly in recent years and remains one of the key landmarks of the region. For instance, in 2018 there was an increase on passenger traffic of about 4%.  This came at the back of similar increases in previous years.  The byproduct of this increase is that there has been some significant and very visible development of airport related businesses in and around the airport. Some good examples, are the major international car rental companies, who have been increasing their presence in the vicinity. Others include restaurants and café’s such as the very popular Apollon café just outside the airport. 

The potential here is endless and there is already talk of developing this airport in other areas.  These may include areas such are logistics, cruise hubs, and airport accommodation.  The new motorway, which starts only a few meters from the airport, and is adjacent to Aktio Land, provides an excellent and apparent link with the rest of Greece, the Balcans, and Europe more broadly.  The availability of land and proximity to other transportation hubs such as Preveza port make this a very valuable starting point for cruise liners (where passengers may arrive at the airport and then board cruisers) and a hub for logistics (where shipments arrived into Preveza and Aktio and then are loaded for onward travel across the motorway system).

Another area of development is that of hotel airports.  To the regular traveler, the lack of airport hotels is very surprising.  A quick search on some of the famous accommodation websites will reveal only a handful options.  Part of this may be the result of the proximity of the airport to bigger urban centers, such as Preveza and Lefkada.  Yet, the need for some on site hotels which will enable passengers to simply walk to and from the airport for an early morning or late night flight remains.

New Motorway

​A significant development in recent years has been the building and operation of the new motorway.  With the newest addition coming online in the middle of 2022.  To many of us that have been following the story, this has been a long and at times frustrating tale!  The good news is that this is now ready and (almost) well connected to Aktio and Aktio Land.  The motorway which affects the region is the “Ionia Odos” or A5 which connects Antirrio (located opposite the port city of Patras) with the port city of Igoumenitsa. This has provided a substantial bonus to the connectivity of the region, reducing significantly the time of travel from the Greek capital, Athens, and other Greek cities, e.g. Thessaloniki and Patras. The impact of this road is already profound.  Traffic, despite the pandemic has been increasing making Aktio, and the region more broadly a main logistics, tourism and cultural hub.




​One does not have to be an expert to notice the significant increase of passenger cars from other regions and countries in the region, e.g. cars from Italy, Bulgaria, Serbia, Albania, and others.  The new motorway’s impact on the region has already been significant and we expect to increase in years to come.

One key reason why we are convinced this to be the start of a significant boost in the specific part of Greece is the opening of the new section of the motorway that will connect Aktio to A5.  The latest news is that the first part of this will be available in the middle 2022 (Amfilochia bypass).

At the moment, travelling to A5 is a journey which is about 45km (28 miles) and takes a good 45 minutes.  This is because of the windy, yet scenic, road that takes travellers through several slow moving villages, such as Vonitsa and Paliampella.  The road, which connects Aktion to Amfilochia is mostly coastal along the Amvrakikos Gulf.  Despite its beautiful scenery (or because of it), it is dated and slow.  As a result, the local authorities have been working hard to build a new motorway that will make the trip faster (down to an estimated 20 minutes) and safer, yet less exciting!

The new road, imaginatively labelled “Amvrakia odos” (after the lake next to Amfilochia where this road leads to) is due to be in operation by 2022, with the first 15km available from the end of October 2018.  All indications are that the project is on track. 

We will be providing further updates on the progress of this project regularly.  In fact the new road is already visible from Google Earth.  If interested you will need go onto google earth, locate Aktio Land and follow what looks like a dug and dusty line around the airport and towards the A5 exit, south of Amfilochia.

The first section of the road is now almost complete (as off 6/10/2018), is undergoing some testing and looks like it will be in operation as planned, by the end of October 2018.

Furthermore, the funding for the building of the rest of the road (about €121m) is now formally approved and the actual construction of the remaining road, which had started some years ago but was stopped, is due to recommence early in 2019.  The announcement for this was made on the 3rd of October 2018 by the relevant authorities (read this for more detail - in Greek).

​We could provide a lot of details to illustrate the socioeconomic impact of this road on the region.  In fact you will find several facebook groups that do just that (our favourite is the one called (Φίλοι Ιόνιας Οδού with already more than 2,000 followers).  To us, the most profound and startling figure is the time it is estimated to take to travel from Athens to Aktio.  In the 1980s, when the developers of this page and current owners of Aktio Land used to spend their childhood years wandering about Aktio Land, this trip would involve negotiating villages, towns, and even a ferry crossing (Rio-Antirrio now linked with a cable bridge).  As a result it was dangerous, tiring and lasted in excess of 6.5 hours.  Today, this has come down to 3 hours and 45 minutes and we expect it to come down to about 3 hours and 20 minutes when the new section is up and running.

Needless to say this is music to our ears.  It offers significant investment opportunities and has made access to a part of the world we love, very very easy.

At the other side of Aktio Land lies another significant project that has improved access to the region.  This is the now well-known undersea tunnel which connects Preveza with Aktio.  In fact, part of this tunnel goes underneath parts of Aktio Land.  This was built in in 2002 and apart from connecting two points on the map, it also supports a continuous flow of traffic from “Ipirus” to “Sterea Ellada”, two of the largest regions in Greece.

A third development on the road network front is the building of a new road that will be connecting Aktio with the ever popular Lefkada island.  Aktio is already reasonably well connected to it.  Yet, as with the road to Amfilochia, the road is windy and tired, making the relatively short trip feel long and dangerous.  The new road has been approved by the local authorities and funding has been secured.  Timescales are still a bit hazy, but it is expected that the road will be ready by 2021.
When all is completed, Aktio will be one of the best connected regions in Greece with an airport, motorway, and port, only a stone through away (with Aktio Land bordering all of them!).

A fourth and final potential significant development in the region that we expect will have positive impact on the region is the promised undersea channel connecting Lefkada to the mainland.  At the moment there is a floating bridge which, during the very busy summer months, results in some very long queues.  All political parties have promised that they are committed to developing this project.  Although this may be a few years away due to its cost, for us is another clear indicator of both the attention that this region has received and it significant potential.
